Our luxury remodelling of this 3-bedroom apartment with wraparound sea views in the Atlantis The Royal building on The Palm is an exceptional project for several reasons. As a bespoke design for a boutique developer, it had to work as a return on investment, selling at the top (or beyond) of the market, and it also performs as a unique design statement in an outstanding location.
Our signature style – putting a sleek and minimalistically elegant European-centric angle on Dubai interiors – works well in this landmark building. Not only does the Atlantis The Royal structure stand out, with its almost brutalist blocks piled non-symmetrically on top of each other, but it offers residents exemplary facilities from spas to in-house therapists and valet parking to business centres. It is a highly desirable location and this property will draw attention. At the time of writing, it is on the market for AED41 million.
How we made it work
Our brief was for a fully turnkey property. As it stands, all details are complete, from fixtures, fittings and finishes to artwork to bedding. Our style contrasts with the gilded and brand-led approach of others, and so appeals to those who are looking for a calmer and more original sophisticated look. However, as a developer property there is of course room to personalise elements for the final buyer. At that point we can alter aspects that a client desires and act as a family representative in those cases. We are more than an interior designer, with specialisms in everything from construction to property management.
Our methodology starts with bespoke design, curating the exact fit of all hidden storage, made-to-measure marble, stone, and tile finishes, fixtures, fittings, and lighting elements to create pleasing zoning and flow. Our properties feel good to be in, and allow residents to breathe freely and live in clutter-free spaces.
The details
The tonal palette of this apartment is predominantly soft greys, with touches of brightness and subtle blues to reflect the location beside the water.
The TV and media wall features a panel of seamless edge-lit tiling with elements of warmth to bring sandy outside tones in. The water vapour effect ‘fireplace’ can also offer subtle colour to reflect mood.
Pale hues extend to the customised seating, from hand-designed cream comfy chairs to the kitchen cupboard surfaces, which reflect the light outside. The whole emanates a feeling of calm.
Warm toned desks are original creations, made for each space and delineating areas for either work or dressing-table use. Each has its own design that draws the eye as well as offering practicality.
Key design features
The dominant tilework in the kitchen is a key design feature, offering boldness in its sharp shapes and chunky solidity while also exuding coolness in its marble-like seams that offer a natural look.
Custom-designed stools and sofas work within the tone of the apartment, while offering comfort and showing off hand-crafted individuality.
A Lutron lighting system enables full and automated electronic control of lighting and blinds, with enhanced atmosphere settings for different moods available at the touch of a button. Lighting is a blend of backlit cabinet and edge lighting with feature pendants designed for this property to precisely fit the tone.
Bedrooms offer comfort with softness in the feature headboards stretching beyond the beds. Eyes are drawn out to the wonderful balcony views. Back inside, clever cabinetry and cupboard spaces maximise storage without imposing. This extends to the master-bedroom dressing room, which offers everything needed in terms of lighting, storage, and space.
Bathrooms are harmonious extension of pale marble-esque tiling used seamlessly for a cool and luxurious look, with back-lit shower nooks for practicality and drama.
